Questions owners ask first
Where do you work?
Our office is in Maple Grove. We take commercial projects across Hennepin, Anoka and Wright counties and the wider Twin Cities metro. Projects farther out are reviewed case by case.
Do you build houses or remodel homes?
No. We work on commercial buildings and the common areas of multifamily properties. We do not contract directly with owners of one- to four-family homes.
Which contract types do you use?
Lump sum (stipulated sum) when drawings are complete, cost plus a fixed fee for early or uncertain scopes, and a guaranteed maximum price under CM at-Risk. We commonly use AIA A101, A102 and A201 forms, or ConsensusDocs where the owner prefers.
What does preconstruction cost?
A conceptual budget estimate is a flat $2,500. A full preconstruction package starts at $7,500 and is credited against our fee if you award us the construction contract.
How long is a bid good for?
We hold pricing for 30 days. Material costs moved fast through 2026, so any number older than 60 days is re-confirmed with subcontractors before a GMP or lump sum is signed.
What payment paperwork do you provide?
Monthly pay applications on AIA G702/G703 with a schedule of values, conditional and unconditional lien waivers from us and our subcontractors, and the pre-lien notice required by Minn. Stat. § 514.011.
Send us your drawings or a site address.
We reply by email within two business days with next steps and, where useful, a site walk date.
