CONSIGLI BUILDING

Six commercial markets, each with its own constraints.

An occupied clinic, a franchise restaurant and a metal warehouse need different schedules, inspections and trades. Here is what we build in each and what we plan for.

01

Office and professional

Suite build-outs, spec suites, lobby and restroom upgrades, demising walls.

Scheduled around lease commencement; after-hours work for occupied floors.

02

Light industrial and warehouse

PEMB shells, office fit-out within warehouses, dock additions, slab replacement.

Steel and switchgear priced early given current tariffs and lead times.

03

Retail and restaurant

Storefronts, white-box and brand build-outs, grease interceptors, hood and make-up air.

Coordination with landlord work letters and franchise prototypes.

04

Medical and dental clinics

Exam and operatory rooms, sterilization rooms, med gas and nurse call coordination.

Infection-control barriers when work is next to open practices.

05

Churches and community buildings

Fellowship halls, accessibility upgrades, entries, roof and envelope work.

Phasing around services and events; building committee reporting.

06

Multifamily common areas

Amenity spaces, leasing offices, corridors and parking-garage repairs for buildings over four units.

Work sequenced to keep residents' access open.

National hard-cost ranges

Published US benchmarks from September 2026, per square foot of hard cost. Regional factors can move these 25–50% either way, and soft costs such as design, permits and financing usually add 15–30% on top. We use them only as a starting point before pricing your drawings.

PEMB warehouse, fully built out$50–100+
